We are glad you are interested in finding out more! Please follow these simple procedures in order to move forward
Please only drive by - previous residents may still be there or an alarm setup, so we ask that you do not go on the property until you check with us.
If you like the way the house looks and the surrounding area, please contact us via phone or e-mail for further information. We will do some initial screening to make sure that you will qualify. We do need for you to drive by first in order for next steps.
Once we have the initial information, we will arrange a showing for you. For showings, we ask that you follow all COVID precautions during this time. Everyone viewing the property will need to wear a mask and have their temperature checked at the property. If you like the property, we can have you fill out an application on the spot. To save time, the application is available below for you to print out and bring with you if you feel like this will be the house for you. There is also a link to an online application below if that is easier. The application will not be processed until the application fee has been paid for all adults who will be living in the house.
Once the application is approved, the next step is for the Tenant and Landlord to sign off and submit the RTA to AHA for processing.
In order to submit an RTA for approval, we have to take the property off the market. We do not take multiple applications on the property, and the application approval and inspection process via AHA can take a few weeks. In order to take the property off the market and hold it for you and process and submit the RTA, we require a property reservation fee of $300. If the property does not pass inspection for any reason, or we are unable to agree on a rental amount with Atlanta Housing, your deposit is fully refundable. However, if you change your mind for some reason, or your circumstances change, or there is an issue where you do not qualify with AHA, then the deposit is NOT refundable.
After the inspection is complete and property approved, which takes about 2 weeks, it takes AHA approximately one more week to process the offer and for it to be signed by all parties. Once that is done, you are ready to move into the property ! Prior to move in, the remainder of the deposit (one month's rent less the $300 reservation fee) is due. At that point, you and us will also sign off on the lease rental agreement, as well as any AHA addendums. If you have a "LIF" incentive where your deposit is paid by AHA, then upon receipt of the payment from AHA we refund the initial $300 reservation deposit.
After the deposit is made, we will meet you at the property to hand over the keys and to do a comprehensive walk through where we will show you the house systems, how to change filters, common upkeep items, etc. You are welcome to move in at any time after the deposit is complete.
Generally, all our properties are served by Georgia Power for electric, and City of Atlanta for water. You will need a signed lease for water turn on. With rare exceptions, are properties are all electric so you don't have to worry about gas turn on.
Upon move in, no matter how carefully we have got everything ready, there will always be some issues. We ask that you write these down, and in about 7-10 days of your move in, please send us this list at one time so we can get our contractors to take care of the issues all together. For any repairs to be performed, an adult who is authorized to sign off on the work orders is required to be present.
